RENTAL POLICIES AND PROCEDURES

AWEEKINSOUTHHAVEN.COM is operated by King Realty Group located at 202 Center Street, Unit 2 in South Haven, Michigan 49090. Phone 269-639-1230.

The following is an example of rental policies and procedures that may apply to your rental unit. AWEEKINSOUTHHAVEN.COM will provide you with specific rental policies and procedures with your Rental Reservation Packet for properties managed or reserved through AWEEKINSOUTHHAVEN.COM.

RESPONSIBILITIES

The person or persons whose name the reservation is booked under is responsible to stay at the property for the duration of the rental and is the individual responsible for the entire party abiding by all of the rules set forth in this document. Failure to do this will result in eviction without refund.

PAYMENTS

A deposit of 50% of the rental total is due within 10 days of making the reservation. The remaining balance is due by 30 days prior to your rental date. You will receive a mailing to notify you that your balance is due, please return this promptly to hold your reservation. Payment for your reservation is accepted in the form of a check or money order.

CANCELLATIONS/REFUNDS

Cancellations may occur after the deposit has been paid but before the balance is paid or outside of 30 days prior to your rental period. A reservation cancellation fee of $75 may be applied.

Cancellations within 30 days of your arrival date, even if the final payment has not been received, will result in forfeiture of the entire rental amount.

Refunds will not be given for early departures.

SUBSTITUTIONS

AWEEKINSOUTHAVEN.COM reserves the right to make a substitute accommodation for you if circumstances demand. In these very rare circumstances, you will be given the opportunity to cancel with no penalty should the new accommodation not be acceptable. Once notified, and you have agreed to the substitute accommodation, the normal cancellation policy will apply.

CHANGES

AWEEKINSOUTHHAVEN.COM properties are privately owned and we serve as the leasing agent for some of those properties. Please understand that changing your reservation from one property to another will result in a cancellation of your existing reservation, and all stated cancellation policies will apply.

You will be required to mail a deposit and a final payment for your new reservation at the new location.

DAMAGES

You are responsible for any and all damages that occur to the home or its contents by you or any member of your party while you are the registered occupant of the property. A security deposit or credit card may be required by AWEEKINSOUTHHAVEN.COM.

HOUSEKEEPING

Rental properties should come with basic supplies such as toilet paper, paper towel, dish soap, cleaning supplies, coffee filters, etc. Please leave the property in an orderly fashion upon your departure including furniture where you found it, garbage in the receptacles provided, food taken from refrigerator, grill cleaned, dishes washed or clean in the dishwasher, and doors locked.

If the cleaning crew finds the property excessively dirty you will be charged an additional cleaning charge.

OCCUPANCY

Properties may only be occupied by the number of people stated on the property information sheet unless prior arrangements have been made with AWEEKINSOUTHHAVEN.COM.

Large parties or gatherings will also need to be discussed with AWEEKINSOUTHHAVEN.COM at the time of booking. Occupancy refers to how many people can stay the night and use the amenities on any given day of your rental period. This is a strict policy and the penalty is immediate eviction without refund.

LOST AND FOUND

AWEEKINSOUTHHAVEN.COM is not responsible for items left in the property but we do make an effort to collect items at our office and will hold them for a minimum of thirty days.

CHECK-IN

Check in for properties managed by AWEEKINSOUTHHAVEN.COM is generally between 3:00 PM and 5:00 PM Eastern time unless otherwise stated on your specific property information.

For arrivals outside of these hours, please make arrangements in advance. We will not allow any early check-in. Please do a thorough inspection of the property upon arrival and report any damage within 24 hours.

CHECK-OUT

Check out for properties managed by AWEEKINSOUTHHAVEN.COM is generally 10:00 AM sharp as we need time to prepare the property for the next guests. Please respect this.

Bring your keys and/or any garage openers back to AWEEKINSOUTHHAVEN.COM offices right away even if you arenít leaving town or you will be charged for a lost key.

If the cleaning crew arrives and you are still there you will be charged $50 per hour for the time they have to wait with a minimum charge of one hour.

LOST KEYS/OPENERS

You will be given two sets of keys and a garage door opener where applicable. We will charge you $25 for each lost key or $50 for each lost opener. Also, a $50 lock-out fee will be charged during the hours that the office is closed if we are called upon to unlock the property.

PHONES

Your rental property may have a local phone to be used for local calls only. Please bring a calling card with you for long distance calls. Any long distance calls will be charged to you including a $5.00 per call service charge.

PETS

Many of the properties listed on AWEEKINSOUTHHAVEN.COM do not allow pets. Violators are subject to eviction without refund and additional cleaning charges. If your rental does allow pets you are responsible for all clean up. Failure to do so will result in additional charges.

SMOKING

Many of the properties listed on AWEEKINSOUTHHAVEN.COM are non smoking. Please obey all rules of smoking outside and dispose of your smoking remnants responsibly. Failure to do so will result in additional charges.

RIGHT OF ENTRY

The owners of the property and the staff at AWEEKINSOUTHHAVEN.COM may need to enter the property for the purpose of inspection, maintenance, or real estate showings.

EMERGENCIES

If you have a medical, fire, or police emergency please call 911 first. The Owner or AWEEKINSOUTHHAVEN.COM may provide you with an emergency number to use outside of normal business hours.

PARKING

Many of the properties listed on AWEEKINSOUTHHAVEN.COM have limited parking space. If there is a maximum allowable number of cars it will be stated on your property information sheet. Please follow the parking rules for each property and the local government so no one has to be towed.
